What Is Mold Testing?

Mold testing involves collecting samples from your property to determine:

  • What types of mold spores are present

  • Whether mold is growing in hidden areas

  • If airborne levels are elevated or abnormal

  • Whether discoloration is actually mold or something else

Unlike a mold inspection, which focuses on identifying conditions visually and with tools, mold testing provides lab-confirmed evidence of mold exposure.

What Types of Mold Testing Do We Offer?

We provide three types of professional mold sampling:


Air Sampling

Air testing collects airborne mold spores in different rooms of your home or building. Using a professional-grade sampling pump:

  • We draw air into a cassette for 5–10 minutes per location

  • A separate outdoor control sample is collected to compare indoor vs. outside spore counts

  • Samples are analyzed for total spore load and mold species

🧬 Best for: Musty odors, general air quality concerns, post-remediation clearance, and health-related investigations

Surface Swab Testing

Surface sampling confirms whether visible staining, spotting, or discoloration is actually mold.

  • A sterile swab or tape lift is collected from drywall, tile, wood, insulation, vents, or furnishings

  • The lab identifies the mold genus (e.g. Cladosporium, Aspergillus, Stachybotrys)

🧬 Best for: Confirming visible mold, identifying species, or verifying if cleaning/removal was effective

Wall Cavity Air Sampling (In-Wall Mold Testing)

When mold is suspected behind walls or ceilings, we perform in-wall air sampling (aka cavity testing):

  • A small, penny-sized hole is drilled into the wall or ceiling

  • A sterile air tube is inserted to draw a sample from inside the cavity

  • The sample is analyzed for mold spores by volume and type

Cavity testing is minimally invasive, and we can either seal the opening or leave it accessible for a contractor. It provides a powerful look inside without opening large areas.

How Mold Samples Are Collected

Here’s what happens during a standard mold testing appointment:

  1. Discussion of your concerns and property history

  2. Targeted air samples collected in concern areas and outdoors

  3. Surface swabs or tape lifts from visible staining or suspect growth

  4. Cavity air sample (if needed), using a specialized tube through a small access hole

  5. Labeling and secure packaging of all samples

  6. Samples are shipped to a licensed lab the same day
